In order to ensure that the Landlord's right to terminate Tenancy shall not extinguish or be subject to modification or revocation by any event, the Landlord shall, unless all Tenants to whom this Agreement is applicable, have left the Premises, within the three (3) days immediately preceding the termination of this Agreement: (A) pay the Rent and, for the first rental period after such termination, any Rent remaining unpaid at the time of such termination which has not been paid by Tenant(s) to whom this Agreement was executed under this Section; provided, however, that in such event Tenant(s) shall continue to be liable for any deficiency under this Article to the extent that such Rent has not been paid by Tenant(s) to whom the entire Agreement was executed under this Section to the extent of the Rent the Landlord may have collected from tenants; and (B) pay the Landlord's reasonable legal fees and expenses, in addition to any rent or any other damages which may have become due and owing to the Landlord by reason of any termination of this Agreement. 3. Sec. 6. This Article shall be so amended as to be consistent with the intent stated in its current language. If any provision of this Article is held invalid, the remaining provisions shall remain valid and enforceable without such modification.
